A significant residence is delivered. Its operating knowledge is not.

At the close of a custom or estate-level residence, the builder delivers keys, a punch list, and often a box of manuals. Vendor relationships are verbal. System locations are assumed. Finish specifications exist in a project folder that no one knows how to navigate.

The homeowner arrives to a residence they own but do not yet know. The builder moves on. The knowledge that was held across a team of subcontractors, designers, and site managers disperses. Within weeks, it is largely inaccessible.

This is not a construction failure. It is a documentation gap. And it is present in nearly every handover at this level.

Operational continuity begins at handover.

Iteko Home works directly with the builder or developer to collect, organize, and preserve the operational knowledge of the residence before it is lost. The result is a complete private documentation system delivered to the homeowner at closing or shortly after.

It is not a construction report. It is not a warranty registry. It is a private record of how the residence works, who supports it, where everything is, and what the homeowner needs to know to occupy and maintain it with confidence.

The handover record begins with the builder. The living record continues with the homeowner.

01 Printed Operational Archive. A bound private residence record containing all operational documentation, organized by category and formatted for immediate use.
02 Private Digital Vault. A secured digital access layer linked by QR code from the printed archive. Accessible by authorized users only.
03 Primary Contact Sheet. Every vendor, service provider, and support relationship organized into a single reference document.
04 Systems & Infrastructure Reference. Mechanical, electrical, and utility information compiled in a format accessible to household staff, estate managers, or the homeowner directly.
05 Occupancy Protocol. How the residence operates, organized for present and absent periods.

The record is current at handover. It remains current after occupancy.

A residence is not static. Vendors change. Systems are updated. New staff arrive. Iteko's post-handover structure keeps the documentation aligned with how the residence is actually operating.

1 Builder or developer commissions the initial handover record before closing.
2 Iteko collects builder documents, system information, vendor relationships, finish schedules, warranty locations, maintenance requirements, and turnover notes.
3 Homeowner receives the Printed Operational Archive and Private Digital Vault at closing or shortly after handover.
4 Iteko conducts a 60-day post-handover review with the homeowner or authorized steward to refine and confirm the record against actual occupancy.
5 Homeowner may continue with Annual Stewardship Membership so the record remains current as the residence, its staff, and its vendor relationships evolve.

The scope is precise by design.
